Westward Shores Sale Postponed

Ossipee — July 10, 2009 — The planned foreclosure sale of Westward Shores Campground has been postponed for two weeks and is now scheduled for Friday, July 24 at 11 a.m. according to a spokesperson for James R. St. Jean auctioneers of Nashua, the sales agent for the mortgage holder.

While the auction house had no further information available on the change in plan, postponement of a foreclosure sale typically means substantial progress has been made or is being made toward a settlement.

Reached by phone this afternoon, principal owner Charlie Smith also confirmed the postponement and indicated that discussions on the financial issues were ongoing.

It was a bankruptcy filing. Only going to postpone the inevitable. Just an effort to keep as much cash as possible.

There is also the possibility that the delay is due to the recent flooding and the auctioneer/lender realized the potential negative effect this could have. Let it dry out for a few weeks so it doesn’t look so bad.

The flooding is actually a very good theory.

Mike, please don’t do the wrong thing and pay Charlie for next year. He will only keep your money and the next owner won’t get the benefit. Seems wrong to me. Why not wait and see what happens at the auction and then pay whoever owns the place? You may be surprised and things may actually get better.

GOOD ADVICE JACKTTACK AND EVERYONE MUST REMEBER IF YOU PAY CHARLIE FOR NEXT YEAR AFTER HES NOW BANKRUPT AND THE PLACE SELLS THE NEW OWNER DOES NOT HAVETO HONOR THE PAYMENT AND YOU WOULD HAVE TO PAY ALL OVER AGAIN! UNLESS OF COURSE CHARLIE BEING THE NICE GUY THAT HE IS GIVES THE NEW OWNER YOUR PAYMENT,,,,YEAH RIGHT!!!! BANKRUPT WITH AUCTION IN TWO WEEKS MEANS EVERYONE HANG ONTO YOUR OWN MONEY UNTIL THE NEW OWNER COMES TO TOWN!!!!

BEST ADVICE IS NO CASH TO MR. SMITH DO EVERYTHING, AND ONLY IF YOU ABSOLUTELY HAVE TO WITH A CHECK OR A CREDIT CARD SO THERES A LEGAL RECORD OF TRANSACTIONS!!! BUT BETTER OFF GIVING NO MONEY TO WWS UNTIL THE NEW OWNERS OR BANK TAKE OVER!!!!!!

    What a shame!
When George and his wife ran Westward Shores(in the 70’s) it was a super campground that was flourishing with great management.
Unfortunately, since then, it appears to have gone from one uncaring owner to the next. Hopefully, the campers won’t be the ones that take the big hit on the latest escapade.

whats even more a shame is that a smaller campground up the street….chocorua campground got another nationwide award for being so good. chocorua campground is about half the size of wws yet during the summer they have 24 staff members workin there…at wws charlie does good to have maybe a half dozen parttimers and poor mark tryin to run a 250 site place with a marina! talk about mismanagement and it begs the question once again as to where oh were oh where has all are money gone if they owe over a millino bucks to the bank and tens of thousands to the town and another lien holdder??? wonder if the bankrupt court has sent in a trustee yet to start putting are money in a safe place…anyone know? and pity all the other poor creditors left out ion the cold cause of this last minute bankrupt filing but the auctiion is still on fer next friday at 11…will he pull another rabbitt (sucker) out of his hat again???
